Terms of Service

These Terms of Service ("Terms") govern your use of the RoomsToRent platform, operated by [RoomsToRent Ltd — company registration pending] ("we", "us", "our"), accessible at roomstorent.london and related subdomains.

By creating an account or using our platform, you agree to these Terms. If you do not agree, you must not use RoomsToRent. You must be at least 18 years old to use this platform.

1. What RoomsToRent is

RoomsToRent is an online listing platform that connects people seeking rooms in London with those who have rooms available. We are not a letting agent, estate agent, or property manager. We do not hold deposits, manage tenancies, or act on behalf of any party in a tenancy agreement.

All agreements regarding tenancy are made directly between the landlord or listing tenant and the incoming tenant. RoomsToRent is not a party to any tenancy agreement and accepts no liability for the outcome of any tenancy arranged through the platform.

2. Eligibility

• You must be at least 18 years old to create an account or use the platform.
• You must be legally permitted to rent or sublet the property you list.
• By using RoomsToRent, you confirm that all information you provide is accurate and truthful.

3. Account registration

You are responsible for keeping your account credentials secure. You must not share your account with others or allow anyone else to access your account. We reserve the right to suspend or terminate accounts that we believe have been compromised or are being used fraudulently.

4. Listings

When you post a listing on RoomsToRent, you confirm that:

• The property exists and is genuinely available to let.
• You have the legal right to sublet or let the property (including any required landlord consent if you are a tenant).
• All information in the listing is accurate, including price, location, room type and availability date.
• Photos included are genuine photos of the property being listed.
• The listing does not contain discriminatory, offensive, or misleading content.

We reserve the right to remove any listing that violates these Terms or that we deem inappropriate, without prior notice.

5. Fees

RoomsToRent operates on a success-only fee model. Fees are only charged when a room is successfully let through the platform.

Tenants subletting a room

A flat fee of £59 is payable when you confirm that a room has been let.

Landlords

A fee of 3% of the total tenancy contract value (monthly rent × tenancy length in months) is payable when you confirm that a room has been let. There is no minimum or maximum fee.

Agencies

Agencies pay a monthly subscription of £199 plus 2% of each tenancy contract value per successful let.

Non-refundable fees

All fees are non-refundable once a let has been confirmed. By confirming that a room has been let, you acknowledge that the fee has been earned and no refund will be issued under any circumstances, including where a tenancy subsequently falls through after confirmation.

Payments are processed securely via Stripe. By making a payment, you also agree to Stripe's Terms of Service.

6. Messaging and contact

RoomsToRent provides an in-platform messaging system to allow tenants and landlords to communicate. You must not use this messaging system to:

• Send spam, unsolicited messages, or bulk communications.
• Harass, threaten, or abuse other users.
• Share content that is discriminatory, offensive, or illegal.
• Attempt to circumvent platform fees by arranging lets outside the platform after making initial contact through it.

We reserve the right to monitor messages for safety and compliance purposes and to remove access for users who violate these rules.

7. AI features

RoomsToRent includes AI-powered features including an area finder and listing assistant. These features are powered by Anthropic's Claude API. Content you submit to these features (including listing details and search preferences) may be processed by Anthropic in accordance with their privacy policy. We do not submit personally identifiable information to these features where it can be avoided.

AI-generated suggestions are for guidance only and should not be relied upon as professional advice.

8. Prohibited conduct

You must not:

• Post false, misleading, or fraudulent listings.
• Use the platform for any unlawful purpose.
• Attempt to reverse-engineer, scrape, or otherwise extract data from the platform without our written consent.
• Impersonate any person or entity.
• Use the platform if you have been previously banned by us.
• Discriminate against prospective tenants on the basis of any protected characteristic under the Equality Act 2010.

9. Intellectual property

All content on the RoomsToRent platform, including design, code, copy, and branding, is owned by us or licensed to us. You may not reproduce, distribute, or create derivative works without our written permission.

By posting a listing, you grant us a non-exclusive, royalty-free licence to display that content on the platform and in promotional materials.

10. Limitation of liability

RoomsToRent is a listing platform only. We are not responsible for:

• The conduct of any landlord, tenant, or other user.
• The accuracy of any listing posted by a user.
• Any tenancy that does not proceed as expected.
• Any loss or damage arising from use of the platform.

To the fullest extent permitted by law, our total liability to you in connection with the platform shall not exceed the fees paid by you to us in the 12 months preceding the relevant claim.

11. Termination

We may suspend or terminate your account at any time if we believe you have violated these Terms or if we have reason to believe your account poses a risk to other users or to the platform. You may delete your account at any time from your account settings.

12. Changes to these Terms

We may update these Terms from time to time. We will notify you of material changes by email or by a notice on the platform. Continued use of the platform after changes take effect constitutes acceptance of the updated Terms.

13. Governing law

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
